For Anirudh Raithwan, the founder of AAR Hotels & Resorts, this wasn’t just a business venture—it was a homecoming, a dream brought to life on ancestral land in Dehradun’s serene Pondha village. What began as an idea born out of a yearning for family closeness and professional independence has grown into a thriving luxury boutique resort, rewriting the hospitality narrative in Uttarakhand.

Anirudh’s story is one of passion, perseverance, and a deep connection to his roots. After two decades of working in the corporate world as a hospitality professional, he felt the pull of home. Returning to Dehradun meant being closer to his parents and creating something meaningful that would outlast fleeting professional achievements. “I wanted to combine my industry experience with the joy of building something personal, something that truly reflected who we are as a family,” he shares.

The family-owned land in Pondha became the perfect foundation for his vision. Alongside his family, Anirudh dreamed of a resort that would blend modern luxury with the natural beauty of the area, embracing eco-friendly practices and community engagement. With the concept in place, the real challenge began—turning this vision into reality.

Construction started in October 2019, just months before the COVID-19 pandemic reshaped the world. The timing couldn’t have been more challenging. With Anirudh and his brother tied up in their respective jobs, it was their retired parents who took on the monumental task of supervising construction. “Every brick and every detail reflects the resilience and support of my parents,” Anirudh says with pride. The brothers, on the other hand, coordinated with consultants and contractors over phone calls and online meetings after thier office hours.

By February 2022, AAR Resort & Spa welcomed its first guest, marking the culmination of years of effort and sacrifice. The initial phase of the project was launched with 8 rooms, an open-air restaurant, and a basic banquet hall.

Today, the resort boasts 16 elegantly designed rooms with private balconies, two restaurants offering diverse culinary experiences, a state-of-the-art banquet hall, sprawling lawns, a swimming pool, and a recreational area. Plans are already in motion to expand to 32 rooms by early 2025 and further enhance the facilities.

The journey has been marked by both challenges and achievements. Establishing credibility in the competitive hospitality sector wasn’t easy, especially with a middle-class background and limited financial resources. Navigating bureaucratic red tape for licenses and permits and managing construction during a global pandemic tested their resilience. But these hurdles only strengthened Anirudh’s resolve. “Challenges are part of any entrepreneurial journey,” he says. “It’s about learning to face them with determination and finding solutions.”

Their perseverance has paid off. AAR Resort & Spa has become a go-to destination for leisure travelers, destination weddings, and corporate events. In just two years, the resort was recognized with the ‘Best Family Destination Resort’ award by INDIA MICE Awards and recently earned a ‘3 Green Leaf Certification’ from the Uttarakhand Tourism Ministry for its sustainable practices. “These accolades validate our efforts and inspire us to continue raising the bar,” Anirudh reflects.

Looking ahead, Anirudh’s vision for AAR Hotels & Resorts is as expansive as his dreams. The immediate focus is on doubling the inventory to 32 rooms, but the long-term goal is to transform AAR into a multi-brand enterprise. By 2030, the resort aims to offer 64 rooms, while also branching out into new ventures. Plans include an ethnic village-themed resort centered around sustainable tourism by 2027 and expansion into new markets with their brands: AAR Resort & Spa (luxury boutique resorts), AAROTEL (budget-friendly hotels), and AAR Luxury Collections (high-end accommodations with butler services).

For aspiring entrepreneurs, Anirudh offers a simple yet meaningful message: believe in yourself. “Being an entrepreneur with no business background requires determination and resilience. Don’t rush—give your business time to grow, and be prepared to face hardships. Success doesn’t happen overnight; it’s a product of honesty and persistence,” he says.

At its heart, AAR Resort & Spa is a story of passion, perseverance, and purpose. It’s proof that when dreams are nurtured with hard work and a clear vision, they can transcend personal boundaries and create something that touches the lives of others. For Anirudh and his family, this is more than a business; it’s a legacy in the making.

“Building this resort wasn’t just about creating a destination,” Anirudh reflects. “It was about building something that brings people joy, that reflects our values, and that we can be proud of. And for that, the effort has been more than worth it.”
